SCOTTSDALE, Ariz. — Macerich’s flagship Scottsdale Fashion Square —home of one of the nation’s most successful luxury retail collections — is setting a new standard for destination shopping. The REIT has announced a major renovation of the property’s central gathering space, the Palm Court, demonstrating how leading retail operators are investing in experiential environments that go beyond commerce.
Construction begins January 2026 and will introduce a sophisticated new look with raised ceilings, lush landscaping, upgraded finishes and a dynamic three-sided digital display that will anchor the heart of the center. Designed to encourage connection, the Palm Court refresh also features expanded restrooms, comfortable seating zones and improved storefront visibility — blending aesthetic appeal with functional benefits for shoppers and retailers alike.
“Scottsdale Fashion Square is a consistent leader in our portfolio, and this project raises the bar for shoppers and retailers,” said Kim Choukalas, Senior Vice President of Leasing for Macerich. “This next evolution strengthens the center’s role as both a luxury retail destination and a vibrant community hub.”
The updated Palm Court will introduce new fast casual options, led by Edo Japanese Grill, as part of the refreshed and elevated dining area designed to complement the center’s mix of eateries. The enhanced space will feature a contemporary design and improved amenities that create a more inviting setting for guests enjoying popular favorites such as Chipotle, Five Guys, Johnny Rockets, Panda Express, Mia Pasta and Charley’s Philly Steaks. This initiative follows a series of strategic luxury investments, including the 2018 debut of the center’s north luxury wing anchored by Neiman Marcus, featuring NOBU, Ocean 44, Francine, and Toca Madera. In 2022, the south wing expansion added marquee dining concepts such as Élephante, Catch, Society Swan, Teleferic Barcelona and soon-to-open Din Tai Fung.
As part of Macerich’s long-term strategy to elevate its most iconic properties, the Palm Court project reinforces Scottsdale Fashion Square’s reputation as the premier retail experience in the Southwest. With seven regional shopping centers across metro Phoenix and more than 7 million square feet of retail space statewide, Macerich continues to define the intersection of luxury, lifestyle, and innovation in commercial real estate.
Construction is scheduled to finish before the 2026 holiday season, with minimal operational impact. For Scottsdale Fashion Square, this isn’t just a renovation — it’s a reinvention of how retail environments inspire community connection and drive growth.
